Central Florida is a region of the Southern U.S. state of Florida. The Central region includes the Orlando metropolitan area (Orange, Lake, Osceola, and Seminole Counties), Polk and Sumter counties in the interior. Volusia and Brevard counties on the east coast with Citrus, Hernando, Pasco and Hillsborough counties making up the west coast. Central Florida is mostly flatland with plenty of open space and over 1,500 lakes and ponds. A mixture of wetlands, Cypress, Maple, Oak, and Pine forests, pastures, prairies and coastline make for exceptional diversity throughout the Central Florida area.
College Park, a community in the city of Orlando, gets its name from the many streets in the area that were named after colleges and universities such as Princeton, Harvard, and Yale. Being in proximity to downtown makes College Park a highly desirable area for custom home building. College Park is only 20 minutes from Orlando International Airport and about 30 minutes from theme parks and other Central Florida area attractions.
The area really became popular in the 1920s when new residents arrived in large numbers during the real estate boom of the 1920s, when the City of Orlando expanded its northern boundary to include Par Street to include College Park.
The neighborhood was home to both astronaut John Young, who grew up in his parents’ home at 815 West Princeton Street and writer Jack Kerouac who lived at 1418 Clouser Avenue when his masterpiece “On the Road” was published. The house now operates as the non-profit Kerouac Project, which is a haven for up-and-coming writers. Not only is it a unique tribute to Kerouac, it also managed to put Orlando on the international literary map.
In 2002, Edgewater Drive, the main thoroughfare of the community, was changed from a 4-lane byway to a more pedestrian-friendly 3-lanes (1 in each direction with a central turn lane and bicycle lanes).
College Park is home to a variety of unique restaurants and shops that are within easy walking distance of most of the area homes. There is also easy access to the Ivanhoe Row area, including an “Antique Row” with eclectic dining options. Ivanhoe is also on the shore of Lake Ivanhoe which offers a spectacular view of downtown Orlando skyline.
Orlando, which is located in Orange County, is the center of the metropolitan area. Orlando has a population of over two million. This makes it the 22nd largest metropolitan area in the United States.
Orlando is nicknamed “The City Beautiful” and its symbol is the fountain at Lake Eola Park, which is located downtown. Attractions such as Walt Disney World, Universal Studios, and Sea World make Orlando “The Theme Park Capital of the World.” The Orlando International Airport is also located only about 20 minutes away from downtown. The city happens to be one of the most popular destinations for conferences and conventions, with the Orange County Convention Center being the second-largest convention facility in the country.
Orlando’s notable residential communities include Maitland, College Park, Windermere, Winter Park, Lake Mary, Heathrow and many others. Orlando colleges include Rollins College, Full Sail, and University of Central Florida, the second largest university in the country. Orlando is also home to the Orlando Magic, an NBA franchise with one of the newest stadiums in the country located right downtown. Orlando City Soccer Club, an MLS franchise, also has their own stadium downtown.
The City of Orlando is filled with a wide variety of dining options, cultural destinations, nightlife, outdoor activities, and shopping districts, making it an ideal location to build a new custom home.
Windermere, Florida maintains arguably one of the most desirable addresses in the Central Florida area. Home to several professional athletes, celebrities, CEOs, and other executives, while having amazing private communities. This makes Windermere the ideal balance of peaceful living and networking.
This community is also still within close proximity to all the excitement and conveniences of Orlando. Downtown Windermere is only about 10 miles from Walt Disney World Resorts, 5.5 miles from Universal Orlando Resort, 10 miles from SeaWorld Orlando, and 7 miles from the family fun on International Drive. The community is also on the Butler Chain of Lakes which consists of 11 lakes linked together by both natural waterways and man-made canals in a 10-mile chain.
Windermere’s downtown is a small, charming, and unique destination with beautiful old shade trees. Windermere maintains its small-town charm with unpaved dirt roads to discourage traffic, and a Main Street town center consisting of quaint shops, cafes, and other businesses.
