The real estate market in Florida has been experiencing significant changes in the past few years, especially during the pandemic. With limited inventory and rising demand, home prices have increased, making it more expensive for buyers to invest in new property. But does that mean it is better to rent or buy a home in Florida right now?
According to a study by Florida Atlantic University, six of the country's ten most overvalued housing markets are here in Florida, with Cape Coral-Fort Myers ranking as the most overvalued, with buyers paying 62.29% more than they should based on the sales history in that market. The other Florida markets in the top ten include Deltona, Palm Bay-Melbourne, Tampa, Lakeland, and North Port-Bradenton.
The authors of the Beracha & Johnson Index, which measures home values compared to home prices, said increasing rental costs have an impact on Florida's sale prices. Dr. Elia Beracha, of Florida International University's School of Real Estate, stated, "We don't expect home prices to fall sharply because our high rents serve to support current prices."
Additionally, a study by Florida Tax Watch found that about 70% of Florida renters are cost-burdened by their housing expenses, meaning they spend between 30% to 50% of their monthly income on rent. The organization also reported that Florida rent prices have increased 36% since 2020. Rent prices have grown so much that they surpassed the prices predicted by historical trends. Nine markets with the most extremely overvalued rent costs are right here in Florida, according to the same Florida Tax Watch study.
As part of an analysis of the latest rental affordability report, Rick Sharga, Executive Vice President of Market Intelligence for ATTOM, a real estate analysis company, stated that picking between renting or buying a house was "like picking the lesser of two evils." The analysis study found that rental costs grew faster than home prices over 2022, yet it's still more affordable to rent in the majority of the country.
In conclusion, while the Florida real estate market remains overvalued, making it a challenging market to break into, the decision to rent or buy ultimately depends on individual circumstances. Rent prices are rising faster than average wages in most of the counties analyzed, which makes it harder for renters to save up for a down payment. However, with high home prices, it can be challenging for any buyers to find affordable properties. Therefore, it's essential to weigh the pros and cons while considering all available options before making a decision.
